Can you design commercial projects?
No - we can not. We can only design buildings that are residential and fall under Part 9 of the Ontario Building Code. Only a Professional Engineer can design a commercial building.

Beware of licensed designers that say they can design commercial buildings. What they are doing is sub-ing out the technical work to an engineer and then, turning around and up-charging you! Best thing to do is - contact a professional engineer right off the start. It will save you lots money and frustration.

Now having said all this - if you have an existing office space the needs to have a new space layout - we may be able to help you with that!
Do you email us plans?
Yes during the design stage - we will email you your plans in PDF format. Each set of revised plans can then be reviewed, printed off, forwarded to friends & family etc. Your plans are then accessible to you on your email account from any computer in the world at anytime!

Also upon completion of the final construction plans - we will also send you a free copy of the finished documents. This is helpful for getting quotes from builders & trades. Saves you from driving around dropping off sets of plans. This is just another way we are keeping our clients in mind.

Are decks included with your fees?
Yes - if we are designing for you a new home or addition and you want a deck or covered porch designed on as well, there is no extra charge. That's all included.
What is a materials list? And do you include them?
A materials list is a listing of all the materials needed to construct the plan.

No - we do not provide a materials list. You can take our plans to any local hardware/construction supplies center and they will provide one free of charge, with the most up-to-date prices as well.

How did you come up with the name "Rijus"?
Rijus(pronounced re-jus)was started in 1983 by Richard Schilstra.

"RI" stands for Richard
"JU" stand for Julie, Richard's wife
"S" stands for Schilstra, their last name.

How long does the design process usually take?
The length of the design process varies greatly on the each particular client. Some clients can make decisions very quickly and thus a new home can be designed in under a month.

On the other hand, some clients take their time and think all items through thoroughly and even get feedback from many friends & family members during the design stage. This can add great amount of time to the design phase.

Though taking your time on the design and making sure its meets all of your desire is not a bad thing, on average most clients usually take 2 months from start to finish.

What if we decide after that we want to mirror/reverse the plans?
That is fine. If after we are completed the finals plans and you then decide to mirror/reverse the plans, give us a call and we will do it for you at a minimal fee.
How is square footage caluclated?
Square footage is calculated from the outside edge of the exterior finish.
Total square footage is the "heated" floor space off a home above grade. Items not to be included in square foot calculated are; garages,basements.
Will Rijus have my drawings on record?
Yes we will have your drawings on records forever.
So if you ever need more copies, please feel free to call.
Can Rijus take care of the applying for permits?
No. Usually the home-owner or home builder will take care of bringing your plans with all neccesary documents to the building department.
If for some reason, due to time, schedule or location, it would benefit you if we brought the plans in and applied for permit for you - we can and will be done an additional fee. Please Contact us.
